<p><em>Full-Time</em></p><p><em>Regular work hours: 11am-6pm on weekdays, 11am-5pm on weekends</em></p><p><br></p><p><br></p><p><strong>Position Overview</strong></p><p>The New Home Sales Associate is the face of a preconstruction project, guiding potential buyers through the sales process and providing a seamless, enjoyable, and informed purchasing experience. They work closely with the Sales Director, Marketing Team, Developer, Broker Community, and Clients alike to achieve sales targets and ensure the community's success.</p><p>Key Responsibilities</p><p><br></p><p><strong>Sales and Customer Engagement</strong></p><ul><li>Greet and engage prospective buyers in the sales office or model home environment.</li><li>Present preconstruction projects, emphasizing features, benefits, and investment potential.</li><li>Answer questions about floorplans, pricing, incentives, and timelines.</li><li>Build and maintain strong relationships with clients, understanding their needs and guiding them through the decision-making process.</li><li>Proactively follow up with leads and prospects to ensure timely communication and maximize conversion opportunities.</li></ul><p><br></p><p><strong>Administrative Tasks</strong></p><ul><li>Maintain accurate and up-to-date records of broker/client interactions in the CRM system.</li><li>Ensure deals are signed within 24 hours of sending out agreements by following up promptly.</li><li>Assist clients in completing purchase agreements and ensure all documentation complies with company and developer standards.</li><li>Keep sales materials like price lists and incentive sheets readily available for daily in-person visitor traffic.</li><li>Attend weekly sales meetings and provide updates on outreach efforts and sales progress.</li></ul><p><br></p><p><strong>Market and Product Knowledge</strong></p><ul><li>Stay updated on preconstruction project details, pricing changes, promotions, and inventory availability.</li><li>Research market trends, competitive projects, and neighborhood developments at least once a month to enhance the sales approach.</li></ul><p><br></p><p><strong>Sales Strategies</strong></p><ul><li>Collaborate with the Sales Director to execute sales strategies and exceed monthly and quarterly sales targets.</li><li>Attend and actively participate in sales meetings, promotional events, and training sessions that may fall outside regular working hours.</li><li>Represent the agency and developer at open houses, broker previews, and community events.</li></ul><p><br></p><p><strong>Client Care</strong></p><ul><li>Provide exceptional post-sale support, acting as a liaison between buyers and the developer.</li><li>Resolve client concerns promptly to ensure a positive buying experience.</li></ul><p><br></p><p><strong>Qualifications</strong></p><p>Experience and Education</p><ul><li>Minimum 1-2 years of experience in new home sales, real estate, or a related field.</li><li>High school diploma required; post-secondary education in sales, marketing, </li></ul><p> or real estate is an asset.</p><ul><li>Licensed with TRREB.</li></ul><p><br></p><p>Skills and Competencies</p><ul><li>Strong sales and negotiation skills, with a proven ability to close deals.</li><li>Excellent communication and interpersonal skills.</li><li>Positive energy and a high standard of professionalism and customer service.</li><li>Professional demeanor with the ability to build trust and rapport with clients.</li><li>Tech-savvy with experience in CRM systems, MS Office Suite, and relevant sales software.</li><li>Highly organized, detail-oriented, and able to multitask effectively in a fast-paced environment.</li></ul><p><br></p><p>Other Requirements</p><ul><li><strong>Hours:</strong> 11:00am - 6:00pm on weekdays; 11:00am - 5:00pm on weekends. Evenings for events, as required.</li><li><strong>Weekend Availability:</strong> Must be available to work weekends (no exceptions). Weekday schedules will typically include three workdays and two days off, including Fridays. Any additional time off requires management approval for coverage.</li><li>Must live within a <strong>30-minute radius</strong> of the sales site.</li><li>Flexibility and willingness to assist colleagues by covering shifts or working across different sites based on project needs.</li><li>Access to reliable transportation to attend sales events or site visits.</li></ul><p><br></p><p><strong>Resale Opportunities</strong></p><p>Resale opportunities may arise while working on-site. These must be discussed honestly and transparently with management to avoid conflicts of interest.
